Terms and Conditions

SC Properties has extensive experience in the letting and management of all types of residential properties.

 

The importance of finding the right tenant cannot be overstated and this is far more important that achieving a “quick let”.

 

Having found the right tenant and completed our credit checks and references we ensure our management service  throughout the tenancy brings peace of mind to busy or overseas landlords, our aim being to provide our clients with a trouble free and profitable tenancy.

 

While SC Properties will be acting as your agent, we require that all our clients are aware of the points outlined in this booklet, which most of our landlords find helpful and informative. We are always pleased to help you with any further queries you may have, either regarding the services we offer or points rose under the General Information Section.

  1. On instructions we will circulate the details of your property to suitable prospective applicants, and in addition upload your property details onto Zoopla, Prime Location & Find a Property.com along with any other relevant Social Media. 
  2. Once a suitable applicant has expressed an interest in taking the property we will advise you prior to taking up references. 
  3. Once a tenancy has been agreed upon we will proceed to carry out credit checks and references on the proposed tenant.
  4. We would then prepare the tenancy agreement and all relevant decuments required. 
  5. We would organise preparation of the property inventory and supporting photograhs. 
  6. Notifying all utility services (Gas, Electricity, Water & Council Tax.) of the change of tenant at the beginning of the tenancy.

Once we have secured a tenancy agreement for you our task is to ensure all rents are collected during the term of the agreement and our management offers the following services

 

1. As instructed by you we will pay ground rents, service charges, insurance premiums and any other regular outgoings out of the rental income as and when received.

 

2. We are able to deal with the day to day maintenance and repairs. Wherever practicable we will obtain estimates and confirm approval prior to the commencement of the work. However, in emergencies and when we consider necessary, we will act to protect your interests without consultation. We have trusted contractors who carry out all general maintenance and repairs and who are well known to us and provide us with details of their Public Liability Insurance. We usually make a small charge for obtaining quotations and overseeing work carried out on behalf of landlords of £10 upto the cost of £500. We can also, at the landlords request arrange to pay all invoices for work carried out from our expense account up to this amount and deduct these costs and our charge from future rent payments.

 

When we instruct a contractor to carry out repair works, we do so on your behalf, as your agent. SC Properties do not accept any liability for any loss or damage caused to the property and/or your tenant as a result of these repair works or in the course of providing any other management services.

 

Further, you agree to indemnify and keep indemnified SC Properties from and against any and all loss, damage or liability, whether criminal or civil, suffered by us and legal fees and costs properly incurred in the course of providing our management services.

 

3. We undertake regular property inspections of all properties to ensure your property is being taken care of and there are no evident maintenance issues. This is a visual check and not a full inventory check which is carried out at the end of the tenancy.
